Building Ordinances and Permits

The Planning and Zoning Department administers and monitors all building and development in North Huntingdon through the following ordinances:


Subdivision and Land Development Ordinance

Regulates the changing of any boundary lines on a parcel to adjust or create new lots. Also regulates the development of all commercial development activity and land development. Requires review of the Planning Commission and the Board of Commissioners.

Zoning Ordinance

Establishes standards for use, setbacks, bulk, parking, etc. on property within the Township. All development activity must adhere to the requirements of the Zoning Ordinance prior to the issuance of a any permit. Variances can be sought through an appeal to the Zoning Hearing Board.

All structures constructed are regulated by the 2006 Uniform Construction Code.

Property Maintenance Code

The 2009 IRC Codes regulates and establishes standards for construction of one and two family residential structures. The Building Inspector reviews all plans for conformance prior to issuing a permit and performs required inspections to assure conformance with the code.

The 2009 IBC Codes regulates and establishes standards for non-residential construction activity in the Township and addresses such items as structural, fire prevention, electrical and plumbing issues. The Building Inspector reviews all plans for conformance prior to issuing a permit and performs required inspections to assure conformance with the codes.

The 2009 Property Maintenance Code establishes standards for the safe maintenance and upkeep of residential and commercial structures. Standards in the code range from "high grass" to structural flaws. The Building Inspector can cite a property owner for violation of this Code.

Grading Permits

All land activity involving the movement of more than 500 cubic yards of earth requires the issuance of a grading permit by the Township Engineer and full adherence with the grading ordinance.

State and Federal Codes and Regulations

There are many state and federal codes and regulations that are required to be met prior to the issuance of any permit. These include: disability regulations (ADA); environmental regulations by the state (DEP) and federal (EPA) governments; building safety and access (State Labor and Industry), among many others. Please check with the Planning and Zoning Department on these other regulations before starting any construction activity!
